Southwest Florida home in the Fort Myers area
Fort Myers, Florida

Fort Myers financing, for every kind of buyer.

Fort Myers is the largest and most varied market in Southwest Florida — established neighborhoods near the river, newer construction pushing east, and a rental market with real workforce demand. That variety is why no single loan product fits everyone buying here.

Who I finance here

Three very different buyers, one local lender.

Most lenders are built for one of these. I work with all three across Lee County, which means the first conversation is about which path actually fits you — not which product I happen to sell.

What actually matters in Fort Myers

Insurance is part of the price here.

The purchase price is only half the affordability question in Lee County. These are the things that decide the other half.

Insurance belongs in the first conversation

Taxes and insurance sit inside your monthly payment, so an insurance figure changes the price you can buy at — not just what you pay afterwards. Get a real quote for the specific address early, rather than budgeting from a general estimate.

Flood zone is decided per parcel

Two homes on the same street can sit in different flood zones, and maps get revised. Verify the exact address rather than inferring from a neighbor or a listing, and price flood separately from homeowners coverage.

Roof age drives more than you would expect

It affects whether a property can be insured affordably, which in turn affects whether the loan works at all. Ask the age of the roof and the air conditioning before you get attached to a house.

Post-storm repairs need paperwork

Plenty of homes here were damaged and restored. That is not a problem — unpermitted work is. Ask for permits and final inspections on any repair, because it affects financing, insurance, and your eventual resale.

Straight answers

Fort Myers financing, answered.

Do I need flood insurance in Fort Myers?

It is generally required where the property sits in a designated high-risk flood area, and zone status is determined per parcel. Outside those areas it is optional and often still worth considering. Always verify the specific address.

Can I buy a Fort Myers rental without showing my tax returns?

Often, yes. A DSCR loan qualifies on whether the property's rent covers its payment rather than on your personal returns. Terms, down payment, and reserves differ from owner-occupied lending, and eligibility depends on the full file.

I am self-employed. Does that make this harder?

It makes the documentation different, not impossible. Bank-statement, 1099, P&L-only, and asset-depletion programs read your income from something other than a tax return. Which one fits depends on how you actually get paid.

Is down payment assistance available in Fort Myers?

Florida operates assistance programs, including Hometown Heroes, for buyers who meet the eligibility rules. Funding is finite and program terms change, so being ready in advance matters. Verify current details before relying on them.

Buying or investing in Fort Myers?

Tell me a little about it and I'll come back with the path that fits. Not an application, no hard credit pull, no obligation.

Not a loan application, a pre-approval, or a credit decision. No Social Security number, income documents, or exact credit score are collected here.

Got it — thank you.

I'll be in touch personally, usually the same day.
