Privacy Policy

Plain-language summary of what this site collects, how it's used, and — just as important — what it never collects.

Last updated: August 2026 · Draft

The short version: This is an educational site. If you fill out a form, I collect your name, email, and anything you choose to share so I can follow up. I never collect your Social Security number, income, assets, or credit score here — that only happens later, inside Home1st's secure application system, if and when you choose to apply. I don't sell your information to anyone.

1. Who this covers

This policy applies to this website. It describes how Jessica Wood, Loan Originator (NMLS #2626000), a licensed Mortgage Loan Originator with Home1st Lending, LLC (NMLS #1418), handles information you share here. Home1st's own systems and the loan application portal are governed by their own privacy notices.

2. What I collect

Only what you choose to give me through a form, plus basic technical data any website receives:

  • Contact details — your name, email address, and (optional) phone number.
  • What you tell me — the selections you make in a form (for example, credit-score range, what you're trying to do, how you earn), and any details you enter into an on-site tool like the DSCR estimator.
  • Consent record — if you check the contact-consent box, I log that you agreed, the date and time, and which version of this policy was in effect (this protects both of us).
  • Basic technical data — standard information your browser sends, and any analytics used to understand how the site is performing.

3. What I never collect here

To keep your most sensitive information safe, this site is deliberately built not to collect or store any of the following:

  • Social Security numbers or dates of birth
  • Your exact credit score, income figures, or pay stubs
  • Bank balances, account numbers, or asset details
  • Any uploaded financial document

That information is collected only if you decide to start a mortgage application, and only inside Home1st's licensed, secured application system — never on this site.

4. How I use it

  • To respond to your question and follow up about your inquiry.
  • To send you educational content or a resource you requested (such as a guide).
  • To understand which content is helpful and improve the site.

I only contact you about your inquiry and related education. You can ask me to stop at any time.

5. Your consent to be contacted (TCPA)

When you submit a form with the consent box checked, you're agreeing that I may contact you by phone, text, or email about your inquiry. Message and data rates may apply. Consent is not a condition of any purchase or of receiving any service, and you can withdraw it any time by replying STOP to a text, unsubscribing from an email, or simply telling me.

6. Sharing

I do not sell or rent your information. Limited sharing happens only to run the service and serve you:

  • Home1st Lending — as my sponsoring, licensed mortgage company, consistent with their policies.
  • Service providers — tools I use to run the site, store leads, and send email, which are bound to protect your data.
  • When required by law — if legally compelled to do so.

7. Information stored in your browser

The site may store small, non-sensitive values in your browser (for example, your last calculator inputs so a tool feels familiar when you return). This stays on your device, contains nothing sensitive, and clears when you clear your browser data.

8. Data retention & security

Lead and consent records are retained per Home1st policy and applicable regulation. I take reasonable measures to protect the information collected here. No method of transmission over the internet is 100% secure, but keeping sensitive financial data off this site is a core part of how that risk is minimized.

9. Fair lending & equal housing

Jessica Wood and Home1st Lending are committed to fair lending and equal opportunity. Equal Housing Lender.

10. Children

This site is intended for adults and is not directed to children under 18.

11. Changes

This policy may be updated from time to time. The "last updated" date above reflects the current version.

12. Contact

Questions, or want your information updated or removed? Reach me at email or call or text.

This content is for informational purposes only and is not a commitment to lend or extend credit, a pre-approval, or a guarantee of any loan, rate, or term. All loans are subject to credit approval. Mortgage loans may be arranged through third party providers.
